Record-breaking March
Mumbai’s residential market closed FY2025-26 on a strong note, recording 15,516 property registrations in March—the highest for the month in 14 years, according to Knight Frank India.
Stamp duty collections crossed ₹1,492 crore, underscoring sustained buyer confidence.
Month-end surge
Registrations rose 19% month-on-month, while stamp duty collections jumped 32%, reflecting a rush among homebuyers to close deals before the financial year-end.
On a year-on-year basis, volumes remained stable, matching the high base of March 2025. However, stamp duty collections dipped marginally by 6%, indicating a shift in ticket sizes rather than weakening demand.
End-user driven demand
Residential properties continued to dominate, accounting for nearly 80% of total registrations, highlighting the market’s end-user-driven nature.
Shift to mid-segment
A notable trend was the growing preference for mid-segment homes. Properties priced between ₹1–2 crore saw their share rise to 38%, up from 32% last year.
Meanwhile, the sub-₹1 crore segment declined from 46% to 39%, pointing to a gradual move away from entry-level housing. Higher-value segments remained stable.
Industry voices
Prashant Sharma, President, NAREDCO Maharashtra, said the strong performance reflects underlying housing demand driven by end-users and an aspiration-led shift toward mid-income housing.
Ram Naik, Co-founder & CEO, The Guardians Real Estate Advisory, added that the sharp month-on-month rise indicates urgency among buyers, with the ₹1–2 crore segment emerging as a key growth driver.
Kamlesh Thakur, Co-Founder & MD, Srishti Group, noted continued demand for compact homes, particularly in the 500–1,000 sq ft range, while highlighting a gradual move away from smaller units.
Shraddha Kedia-Agarwal, Director, Transcon Developers, said stable transaction volumes despite a high base point to market resilience and an ongoing upgrade cycle among buyers.
