Strong start to FY27
Mumbai’s residential real estate market has begun FY27 on a strong note, with property registrations crossing 13,800 units in April 2026 — a 6 per cent year-on-year increase and the highest for the month in over a decade, according to data analysed by Knight Frank India.
Stamp duty collections remain stable
Stamp duty collections for the month stood at over ₹1,100 crore, registering a marginal 1 per cent annual rise. The relatively stable revenue growth, despite higher volumes, points to a shift in transaction patterns rather than any slowdown in demand.
Seasonal moderation visible
On a sequential basis, registrations declined 13 per cent compared to March 2026, while stamp duty revenues dropped 27 per cent, reflecting the typical post-financial year-end moderation. March traditionally sees a spike in transactions as buyers rush to close deals before year-end, with April witnessing a natural cooling-off phase.
Shift towards mid-segment housing
Industry stakeholders noted that the current trend indicates a growing preference for mid-ticket and value-driven housing. This shift suggests a more balanced demand environment, driven by end-users rather than speculative activity.
Market resilience and demand depth
Experts highlighted that crossing 13,800 registrations in April — typically a softer month — underscores the resilience of Mumbai’s housing market. The steady momentum is being supported by genuine end-user demand, improved affordability in emerging micro-markets and better connectivity.
