Ling Sha, a technical designer at Gensler’s Denver office, is at the forefront of adaptive reuse, transforming vacant office buildings into housing solutions. With office buildings sitting partially vacant and housing demand rising, adaptive reuse has become a core architectural skill. Sha’s work focuses on parametric design, adaptive reuse, and urban development, aiming to address the housing crisis while strengthening urban resiliency through infrastructure and adaptive reuse.ยน
Sha’s projects, such as the Petroleum Building in downtown Denver, demonstrate the potential of office-to-residential conversions. The project, planned to deliver 178 rental apartments, received financial support from the Denver Downtown Development Authority. Adaptive reuse strategies like these can reduce embodied carbon, support inclusive development, and extend building lifecycles.

Other examples of adaptive reuse include the Derrick building in Regina, converted into a 164-unit senior housing complex, and the Coxwell Stables in Toronto, transformed into 11 affordable housing units. These projects showcase the environmental, economic, and social benefits of adaptive reuse.
