As enterprise demand reshapes India’s office real estate landscape, Table Space has expanded its presence in Bengaluruwith the addition of nearly 4.6 lakh sq. ft. of Grade-A managed office space, taking its total footprint in the city to over 4.2 million sq. ft.
The expansion spans two strategic locations—Ulsoor Road in the Central Business District and Mahadevapura along the Outer Ring Road—reflecting a growing shift among large enterprises and Global Capability Centres (GCCs) towards fully managed, scalable workspace solutions.
Shift to managed offices
The move underscores a broader trend in the commercial real estate market, where enterprises are increasingly moving away from traditional long-term leases and even coworking formats, in favour of customised, end-to-end managed office environments.
Table Space’s model, built around single ownership and enterprise-grade customisation, is designed to offer flexibility, faster deployment, and operational consistency—factors that are becoming critical as companies scale and adapt to evolving workplace needs.
CBD expansion
At Ulsoor Road, the company has added around 1.86 lakh sq. ft. through its Senate centre, located in Bengaluru’s Central Business District. The facility offers proximity to key commercial and residential hubs and direct access to metro connectivity, making it attractive for large global occupiers seeking a central address.
The centre includes enterprise-focused amenities such as a 100-seater training room, meeting spaces, collaboration zones, wellness areas, and a terrace cafeteria overlooking the CBD.
ORR corridor growth
The second asset, located in Mahadevapura at the intersection of Outer Ring Road and Whitefield, adds approximately 2.83 lakh sq. ft. of workspace. The location is one of the city’s most active corridors for technology firms and GCCs, supported by upcoming metro connectivity and strong infrastructure growth.
The facility integrates workplace and lifestyle features, including a work café, sports arena, landscaped gardens, and breakout zones—reflecting a growing emphasis on employee experience and productivity.
Enterprise demand
Commenting on the expansion, Kunal Mehra, President and Co-CEO, Table Space said, “Every initiative at Table Space has been driven by a single goal: to place us at the forefront of managed office solutions in India.
Bengaluru remains the primary engine of this sector, contributing over 45% of Table Space’s overall revenue. With approximately 460,000 sq. ft. added across two of its most sought-after micro-markets, we now operate over 4.2 million sq. ft. of fully managed, premium workspace in the city — meeting enterprise demand where it is strongest.
For large enterprises seeking speed, quality, and seamless delivery at scale, Table Space is the partner built for that ambition — setting the benchmark for the future of enterprise workspaces in India.”
Outlook
With large occupiers increasingly prioritising flexibility, compliance, and speed of execution, managed office platforms are emerging as a preferred solution in key urban markets.
Industry observers note that Bengaluru, driven by strong demand from technology firms and GCCs, continues to anchor this shift, with operators like Table Space focusing on high-quality, ready-to-deploy assets in prime micro-markets.
