NVT Quality Lifestyle, a premium residential developer, announced a strategic expansion from its core luxury villa business into sky villas and large‑format integrated townships. The move marks an evolution of its long‑term strategy, positioning the company to create master‑planned destination townships that combine standalone villas with sky villas within a single, professionally planned ecosystem. The initiative targets high‑value homebuyers in key urban markets such as Bengaluru, reflecting changing expectations for premium housing.
The development will span about 100 acres of land adjacent to a 300‑acre lake. It will be delivered in multiple phases, creating a scalable residential destination that blends diversified housing formats with robust infrastructure, landscape‑led planning and community‑centric design. NVT plans to develop five million square feet of new luxury residential space by 2028 and expects annual sales of between ₹1,200 crore and ₹1,500 crore during that period.
“Luxury in 2026 is no longer defined by scale alone, but by how intelligently homes and communities are designed to support the way people live, work and connect with nature. As professionals, entrepreneurs and global Indians seek environments that offer choice, flexibility and long‑term value, we see integrated townships as the natural evolution of premium housing,” said Vivek Garg, Founding Director, NVT Quality Lifestyle.
He added, “Our expansion into sky villas and large‑format destination developments builds on our leadership in villas, while allowing us to create holistic living ecosystems, communities that blend multiple housing formats, landscape‑driven planning and infrastructure‑led growth. This is not just a portfolio diversification strategy; it is our way of future‑proofing residential development in India’s most aspirational urban corridors. The move reinforces our broader growth roadmap to scale presence across the premium and luxury residential spectrum, while capitalising on strong urban fundamentals, infrastructure‑led expansion and the increasing participation of high‑income domestic buyers and non‑resident Indians in India’s top real estate markets.”
The expansion responds to structural trends in the luxury market, with demand from senior professionals, entrepreneurs and non‑resident Indians increasingly oriented toward integrated communities that offer housing choice, connectivity and work‑life integration. Bengaluru’s eastern corridor and Sarjapur‑Attibele Road, where NVT’s new township project Wonderful World is located, benefit from infrastructure catalysts such as the Satellite Town Ring Road, a 72‑kilometre metro line, Swift City and regional aviation links, making it a dynamic zone for premium investment.
Since 2010, NVT Quality Lifestyle, part of the NVT Group, has delivered over three million square feet and more than 1,000 luxury villa homes. Founded by professionals from Indian Institute of Technology, Indian Institute of Management, Indian School of Business, Carnegie Mellon University, Purdue University and Wharton School, the company’s philosophy is “For Professionals, By Professionals.” It continues to emphasise integrated indoor–outdoor living, private backyards, gardens, skylights and homes designed for hybrid work‑life integration.
