Mumbai’s eastern suburbs are on the cusp of a major transformation as Phase 1 of Metro Line 2B — the 5.39-km Mandale–Diamond Garden corridor with five stations — nears operational launch. The Mumbai Metropolitan Region Development Authority (MMRDA) confirmed that mandatory rectifications are complete and inspections by the Commissioner of Metro Railway Safety (CMRS) have been carried out. Passenger services are expected to begin by December 2025, with the full DN Nagar–Mandale corridor scheduled for completion in 2027.
Industry experts say the new link will catalyse real estate growth in Chembur, Mankhurd, Wadala, and adjoining areas, boosting property values, rental yields, and spurring new project launches.
“Transit infrastructure is one of the most powerful triggers for real estate appreciation,” said a senior analyst. “With Metro 2B Phase 1 operational, we expect stronger housing demand, higher rentals, and renewed developer activity around stations.”
A Chandak Group spokesperson added: “Chembur’s connectivity upgrade is set to enhance buyer sentiment and accelerate project absorption. Our Highscape City development is already witnessing strong traction, which will only intensify with the metro launch.”
Properties near the five stations are likely to command premiums, while surrounding micro-markets could see heightened interest. Developers are expected to pursue mixed-use and transit-oriented projects, aided by potential FAR relaxations.
As final approvals approach, the realty sector is watching closely — the Mandale–Diamond Garden stretch could mark the start of a new growth phase for Mumbai’s eastern suburbs.
