Low-Density Planning Drives Tonk Road Project Momentum
Jaipur-based real estate developer Mahima Group has announced the sell-out of Phase 1 inventory at its recently launched luxury residential project Ecovista, underscoring strong homebuyer appetite for well-planned, green-led developments in South Jaipur.
Launched in January 2025, Ecovista has witnessed swift absorption of its Phase 1 units, driven largely by end-users seeking upgraded lifestyles, better connectivity, and thoughtfully designed residential environments. The project, with an estimated gross development value of 200 crore, offers spacious 3 and 4 BHK residences on Tonk Road, one of Jaipurโs most sought-after residential corridors as per a press release.
Spread across 11,700 square metres, Ecovista differentiates itself with 80 percent dedicated to green and open spaces, alongside a low-vehicular, pedestrian-friendly design approach โ a factor that has resonated strongly with todayโs homebuyers. The 54 units of Phase 1 sold within a quarter, signalling clear preference for low-density, landscape-forward planning in established micro-markets. The planning strategy prioritises open-to-built ratio, with landscape zones, shaded walkways, and reduced surface parking defining the ground plane.
Unit configurations focus on 3 and 4 BHK typologies, engineered for cross-ventilation, daylight optimisation, and efficient space planning to suit end-user upgrades. The architectural language leverages large fenestration, extended balconies, and climatically responsive massing for Jaipurโs hot-dry context. Landscape design acts as primary infrastructure, not amenity filler, with 80 percent of the site allocated to greens, plazas, and social spill-outs. This density control directly impacts livability metrics: lower heat-island effect, higher privacy, and reduced noise penetration at unit level.
โThe strong response to Ecovista, resulting in a Phase 1 sell-out within a short span, reflects a clear shift in buyer preference towards luxury, low-density developments in established micro-markets. South Jaipur, particularly the Tonk Road belt, is seeing increased traction due to infrastructure upgrades and improved connectivity,โ said Nikhil Madan, Managing Director, Mahima Group. โWhat has worked in Ecovistaโs favour is the combination of location, planning, and a clear focus on open spaces, something that todayโs homebuyers are actively prioritising. We are now preparing to launch the next phase, which will incorporate enhanced offerings aligned with evolving buyer expectations,โ he added. With this momentum, Mahima Group has launched subsequent phase, reflecting the strong demand dynamics in the project. Phase 2 is now open for booking.
