M3M India has partnered with Zydex Paints to introduce KEIM Regalan, a silicate mineral paint system from Germany-based KEIM, across its premium developments. The collaboration is expected to generate about ₹100 crore in exterior façade painting works over the next three years. M3M Golf Hills in Sector 79, Gurugram, becomes the first project to use KEIM Regalan across its exterior façade, with implementation scheduled to begin in July 2026.
The paint system will also be extended to other M3M projects including The Cullinan, Altitude, Mansion and additional developments. KEIM Regalan carries a minimum 20-year warranty on film integrity and colour fading. The silicate mineral paint chemically bonds with surfaces to create a breathable, water-repellent façade. According to the company, the product provides fire-resistant properties, uses mineral pigments designed to resist fading and reduces repainting and maintenance over a building’s lifecycle.
Founded in 1878, KEIMFARBEN manufactures silicate mineral paints. Zydex Paints is the licensed manufacturer and distributor of KEIM products in India. The companies say the partnership reflects growing interest in construction materials that improve lifecycle performance. According to the release, buildings and construction account for nearly 32 percent of global energy consumption and 34 percent of carbon dioxide emissions.
Dr Moulik Ranka, Managing Director, Zydex Group, said, “With KEIM Regalan, we are bringing mineral science to luxury real estate, helping create façades that retain performance, appearance and value for decades.” The system is positioned as a performance material rather than a decorative finish, with an emphasis on durability in high-exposure environments.

By introducing KEIM Regalan at M3M Golf Hills, we are building projects with lasting performance.” The adoption aligns with M3M’s focus on premium residential developments where exterior longevity is a key specification criteria.
Performance and Lifecycle Focus
Amrendra Mishra, COO, Zydex Paints, said, “Paints should be evaluated as performance materials that protect structures, extend asset life and reduce lifecycle costs.” The breathable nature of silicate mineral paint allows moisture vapor to escape while repelling liquid water, which the companies say helps prevent common façade defects. The use of mineral pigments is also intended to maintain colour stability with reduced maintenance intervals compared to conventional acrylic systems.
The rollout at M3M Golf Hills marks the start of a wider specification across the developer’s portfolio. With a three-year target of ₹100 crore in exterior façade painting works, the partnership signals increased adoption of mineral-based coatings in India’s luxury housing segment. By combining German paint technology with local manufacturing and distribution through Zydex, M3M aims to deliver façades that meet performance, sustainability and aesthetic requirements for premium projects.
