Lodha Developers, a Mumbai-based real estate company, is set to launch its first project in Gurugram, marking its entry into the Delhi NCR market. According to Abhishek Lodha, Managing Director and CEO, the company is focusing on Gurugram initially, but is open to exploring other areas in the NCR.
“Our initial focus is most likely to be in Gurugram, but it does not mean that we do not look at any other part of the NCR,” Lodha said during an investor call. The Gurugram real estate market currently accounts for more than 50% of the NCR market.
Lodha Developers anticipates achieving a 20% annual growth rate and expects to launch its NCR pilot project in 2026. The company is looking to conclude one or more land deals in the Delhi-NCR region this fiscal year, paving the way for its first project launch in the area in the following financial year.
Lodha believes that India’s real estate market is still in the early stages of growth and has not yet reached the “takeoff phase”. He noted that the Indian housing sector is undergoing a “once-in-a-lifetime transition” from low-income to mid-income housing, which is expected to drive growth in the real estate sector.
