India’s senior living market is projected to cross ₹1 lakh crore by 2030, nearly four times its current size of around ₹10,000 crore, according to a Colliers India report.
Demand for senior living units is expected to reach nearly 30 lakh units by 2030, while organised inventory could rise to around 1 lakh units, taking penetration to nearly 4%.
India’s population aged 60 and above is projected to rise from around 170 million currently to more than 340 million by 2050, driving demand for organised senior housing and care solutions.
More than ₹13,000 crore in investments have been announced in the sector since 2025, with deployment expected over the next three to four years. Developers, operators and institutional investors are increasingly exploring partnerships and joint ventures.
Coimbatore, Puducherry, Dehradun and Vadodara, along with spiritual destinations such as Tirupati, Vrindavan and Ayodhya, are emerging as senior-living markets. Tier-II and Tier-III cities could account for 30–40% of new project launches going forward.
Colliers said integrated communities, wellness-led offerings, telemedicine, remote health monitoring and AI-enabled emergency response systems are likely to shape the next phase of the sector.
