India’s Real Estate Investment Trusts (REITs) have crossed a landmark INR 1 lakh crore in combined market capitalisation as of July 30, 2025, underscoring growing investor confidence and the sector’s maturity.
The four listed REITs—Brookfield India Real Estate Trust, Embassy Office Parks REIT, Mindspace Business Parks REIT, and Nexus Select Trust—now manage gross assets worth over INR 1.63 lakh crore, operating more than 128 million sq ft of Grade A office and retail space across key urban hubs.
Since their introduction in 2019, REITs have emerged as a mainstream asset class, offering investors regulated, liquid access to income-generating commercial real estate. Cumulative distributions to unitholders have exceeded ₹22,800 crore, supported by healthy occupancy levels, robust leasing momentum, and steady returns.

With sustained investor interest, supportive regulations, and strong fundamentals, Indian REITs are poised to attract long-term capital, deepen market liquidity, and strengthen their position as one of the most compelling investment avenues in the country.
