India’s residential real estate market continued to outperform most global peers during the past year, reinforcing its position as one of the strongest housing markets worldwide. According to Knight Frank, India ranked among the top global markets for annual home price appreciation, standing out as the only Asia-Pacific country in the leading group.
The strong performance was supported by steady end-user demand, easing borrowing conditions and a stable economic environment. While many developed markets struggled with affordability pressures and uneven recoveries, India’s housing sector showed resilience, driven largely by domestic buyers rather than speculative activity.
Across major cities, price growth remained broad-based. The National Capital Region led the market, followed by strong momentum in southern cities such as Hyderabad and Bengaluru. Mumbai also recorded steady appreciation, reflecting sustained demand in premium and mid-premium housing segments.
Residential sales activity remained healthy across key urban markets, indicating continued buyer confidence despite rising prices. Market indicators pointed to a balanced environment, with developers maintaining pricing discipline and focusing on execution rather than aggressive discounting. Unsold inventory levels remained manageable, supported by cautious new supply and targeted project launches.
A notable trend was the growing preference for higher-value homes, as buyers increasingly prioritised larger living spaces, better amenities and well-located developments. This shift has prompted developers to recalibrate strategies, emphasising quality, timely delivery and flexible payment options.
Industry experts noted that the dominance of end-user demand has contributed to greater stability in the housing cycle. With strong economic fundamentals, rising household incomes and improving affordability, India is well positioned to sustain its relative outperformance as global housing markets continue to recover unevenly.
