Brigade Group has entered a strategic partnership with Primus Senior Living to develop three purpose-built senior living communities across Bengaluru and other South Indian markets, with a projected Gross Development Value (GDV) of ₹750 crore.
Brigade–Primus Senior Living Partnership in South India
The partnership combines Brigade Group’s expertise in large-scale real estate and integrated township developments with Primus Senior Living’s operational capabilities in managing age-focused residential ecosystems.
Two of the three upcoming projects will be embedded within larger township environments, offering residents access to shared infrastructure, social amenities, and inter-generational spaces. The initiative is expected to deliver a combined portfolio of over 600 senior living units.
Rs 750 Crore Senior Housing Expansion Strategy
The planned senior living communities will feature age-specific amenities such as wellness centres, hobby lounges, medical bays, accessible walkways, concierge services, and curated social programming. Inter-generational workshops and community events will aim to foster inclusion while preserving independence and dignity.
This move builds on Brigade’s earlier success with Parkside at BrigadeBrigade Orchards, operational since 2017, further strengthening its presence in the senior housing segment.
South India currently accounts for nearly 60% of India’s senior living market growth, making the region a strategic focus for expansion amid rising demand for purpose-built retirement communities.
Integrated Communities Creating “Blue Zones” in India
Primus Senior Living brings its health span-focused operational model into Brigade’s multi-generational townships. The partners aim to create environments inspired by global “Blue Zones,” where seniors can live with purpose, engagement, and holistic support.
By blending real estate scale with specialized senior care management, the Brigade–Primus alliance seeks to redefine India’s evolving retirement housing landscape.
