Real estate developer ASBL has entered Central Hyderabad with the launch of ASBL Legacy, a 7.97-acre gated residential development at RTC X Roads, marking the company’s expansion into one of the city’s most established residential micro-markets.
The project is positioned as a large-scale gated community in an area where residential development has historically been dominated by standalone buildings and smaller developments. ASBL is seeking to bring its gated-community format to Central Hyderabad, leveraging the location’s established connectivity and social infrastructure.
ASBL Legacy will comprise three towers rising up to G+50 floors, making it the tallest residential development in the RTC X Roads area, according to the developer. The project will offer 3 and 4 BHK residences starting at ₹1.99 crore.
Spread across approximately 7.97 acres, the development will retain 73.25% of the site as open space and feature a 74,000 sq ft clubhouse. More than 50 amenities will be distributed across approximately 1.70 lakh sq ft of amenity spaces.
The project’s amenity mix includes sports, fitness, leisure and community facilities such as a terrace swimming pool, badminton and futsal courts, pickleball and basketball courts, cricket nets, skating rink, jogging and cycling tracks, children’s play areas, a pet park and a 17,000 sq ft Festival Lawn.
A 12,000 sq ft Urban Corridor at the ground level of Tower B will house facilities including co-working spaces, indoor games, a clinic, physiotherapy room and tuition room.
The project is located approximately two minutes from RTC X Roads Metro Station, with Kacheguda Railway Station around eight minutes away and MGBS approximately 15 minutes away. The development will also feature a vehicle-free podium, double-height lobby, two-metre-wide corridors, foyer entries and dedicated lift access.
According to Ajitesh Korupolu, CEO & Founder, ASBL, the limited availability of large land parcels has historically constrained the development of large gated communities in Central Hyderabad despite sustained residential demand.
“Central Hyderabad has never lacked demand. What it lacked was scale land parcels large enough to build a proper gated community on. That’s the real reason the core has a genuine deficit of good quality housing today, not an absence of demand,” Korupolu said.
He added that Central Hyderabad represents a distinct development opportunity, given its established neighbourhoods, existing infrastructure and the constraints associated with developing within a mature urban environment.
Founded in 2017, ASBL has developed and launched multiple residential projects across Hyderabad. The developer said its recent projects have recorded strong buyer interest, with ASBL Broadway generating more than ₹1,000 crore in launch-day sales and expressions of interest, while ASBL Landmark recorded over ₹500 crore on launch day.
With ASBL Legacy, the developer is expanding its footprint beyond Hyderabad’s predominantly western growth corridors and into the city’s established core, signalling growing developer interest in large-format residential developments within Central Hyderabad.
