WSB Partners has invested INR 75 crore in Omaxe Group to support residential plotted developments in Ujjain and Indore, marking the firm’s expansion into India’s tier-2 real estate markets.
The funding, backed by WSB Partners along with its affiliates and co-investors, will primarily be used as growth capital, while a portion will be allocated towards working capital requirements and reserves.
The investment will support Omaxe’s residential plotted projects in Madhya Pradesh, where rising infrastructure development and increasing housing demand are driving real estate growth.
According to WSB Partners, tier-2 and tier-3 cities are increasingly drawing institutional investments due to factors such as improved connectivity, affordability, infrastructure spending and rising disposable incomes. The company added that industrial and spiritual corridors, coupled with evolving social infrastructure, are further boosting residential demand in emerging cities.
Rahul Rajendran said the transaction aligns with the company’s strategy of focusing on infrastructure-led growth opportunities in non-metro markets. He added that WSB is also evaluating additional investment opportunities with Omaxe in other emerging locations.
Mohit Goel stated that the investment would strengthen the developer’s expansion plans while preserving financial flexibility. He noted that tier-2 and tier-3 cities continue to offer strong long-term growth prospects supported by urban development and housing demand.
WSB Partners said it has committed nearly ₹4,000 crore across more than 75 real estate investments since 2013. Meanwhile, Omaxe Group has delivered around 14.02 crore square feet of real estate projects across 31 cities in eight Indian states.
