Smartworks Coworking Spaces has added 1,82,300 sq ft of managed office space at The Square, a commercial development by Lloyds Realty Developers Ltd., pushing its total Mumbai portfolio beyond 2 million sq ft. The new centre in Andheri (East) is pre‑certified IGBC Gold, located near Chhatrapati Shivaji Maharaj International Airport (T2), the MIDC district, Aqua Metro Line’s T2 station (0.5 km) and Marol Naka on Metro Line 1 (1 km). The expansion follows recent large‑scale campuses: 815,000 sq ft at Eastbridge (Vikhroli) with the Hiranandani Group and 557,000 sq ft at Intellion Park (Navi Mumbai) with Tata Realty.
The technology‑enabled space will feature a café with executive dining, recreational zones, training and meeting rooms, a medical facility, and a smart convenience store. Smartworks follows a lease‑and‑transform model, delivering design, execution, technology integration, and day‑to‑day operations for enterprise clients, enabling scalable, asset‑light occupancy.
Post‑announcement, Smartworks shares closed 1.51% higher at ₹474 on the BSE, valuing the company at ₹5,416 crore. For Q3 FY26, the Gurugram‑based firm reported a net profit of ₹1.2 crore (its first profitable quarter under Ind AS) on total income of ₹488.14 crore, up 34% YoY. With about 15.3 million sq ft across 63 centres in 15 cities and over 770 clients, Smartworks continues to strengthen its Mumbai footprint, a key growth market for enterprise demand.
