Smartworks Coworking Spaces Limited has added approximately ₹235 crore in incremental contracted rental revenue through expansion mandates from existing enterprise clients, including Fortune 500 and Forbes 2000 companies, across multiple cities.
The additional revenue, based on leasing contracts with tenures of up to 60 months, builds on Smartworks’ contracted rental revenue base of approximately ₹5,400 crore as of June 30, 2026.
The expansion mandates include a global engineering and technology services company that is a subsidiary of a Fortune India 500 company, the India IT services arm of a Forbes 2000 company and a Fortune 500 global infrastructure consulting firm, among others. Several of the expanding clients are developing technology and AI capabilities through their India operations.
Neetish Sarda, Founder and Managing Director, Smartworks, said the expansion by existing clients demonstrates the scalability of the company’s managed office model, particularly for enterprises seeking prime locations, infrastructure and the flexibility to increase capacity without relocating.
Enterprise clients account for approximately 92% of Smartworks’ revenue, while around 35% comes from multi-city clients. The company said it has also secured its expansion pipeline across prime locations for FY27 and FY28, and partially for FY29.
Smartworks operates large managed campuses offering office infrastructure alongside cafeterias, convenience stores, gyms, recreation zones, crèches and round-the-clock support.
As of June 30, 2026, the company had a secured footprint of approximately 16.9 million sq ft across 70 centres in 15 cities in India and Singapore.
