The Noida–Greater Noida Expressway is evolving from a key transit corridor into a significant residential and lifestyle destination, with improving connectivity, expanding infrastructure and new development activity reshaping its southern stretch.
Sectors 148, 150 and 151 are emerging as a prominent residential cluster, with each playing a distinct role in the corridor’s growth. Sector 148 has gained importance as a mobility hub with its Aqua Line metro station, while Sector 151 is attracting fresh developer interest following Noida Authority’s auction of two residential land parcels to Godrej Properties and VRC Construction.
At the centre of the southern corridor, Sector 150 is increasingly positioning itself as a premium residential market, supported by its low-density planning and extensive green infrastructure.
Spread across approximately 600 acres, the sector was planned with nearly 80% of its area earmarked for green cover, parks and recreational infrastructure. The master plan also includes a 42-acre park and Sports City, giving the location a relatively open character compared with denser residential markets across NCR.
This combination of space, greenery and connectivity is increasingly attracting affluent end-users, including CXOs, senior professionals, families and NRIs, alongside investors seeking premium housing in Noida.
According to ANAROCK’s Q2 2026 Residential Market Viewpoints, Sector 150 recorded an average quoted residential rate of ₹14,780 per sq ft, up 1% quarter-on-quarter. Average quoted rents stood at ₹23,500–₹35,000 per month, underlining the sector’s positioning within Noida’s premium housing market.
Prateek Group was among the early developers to establish a presence in the micro-market with Prateek Canary, spread across 12.55 acres with 664 residences. The project reflects the sector’s emphasis on larger homes, open spaces and relatively lower density.
The developer’s existing presence has also fuelled market interest around its next potential development along the Noida Expressway. While details of any upcoming project have not been formally disclosed, recent activity and an event hosted by Prateek Group have generated speculation around a new development in the corridor.
Infrastructure could further alter the market’s growth trajectory. The proposed 32-km New Noida Expressway, planned along the Yamuna Pushta route, is expected to provide an additional connectivity link between the Delhi border near Kalindi Kunj, Sector 150 and the Yamuna Expressway, while potentially easing pressure on the existing Noida–Greater Noida Expressway.
With residential development gaining maturity and infrastructure investment continuing across the southern belt, Sector 150’s combination of green planning, connectivity and premium housing is positioning it as a potential luxury residential anchor for the Noida Expressway corridor.
