Modis Navnirman Limited, a rapidly growing player in Mumbai’s redevelopment space, has been appointed as the developer for the redevelopment of BOI Staff Sheetal Co-operative Housing Society Ltd., located at Ramnagar, S.V. Road, Borivali (West).
Spread over a plot area of approximately 3,924.91 sq. metres, the redevelopment is estimated to generate a gross development value (GDV) of around ₹250 crore. The project will deliver a contemporary residential development with enhanced safety standards, sustainability features and upgraded lifestyle amenities, aimed at significantly improving the living environment for residents.
The society has completed the statutory 79A process in full compliance with regulatory requirements, marking a key milestone in the redevelopment process. Following this, all members of the society provided unanimous consent in favour of Modis Navnirman Limited, highlighting strong confidence in the developer’s transparency, execution capabilities and redevelopment experience.
Commenting on the mandate, Mahek Modi, Whole Time Director and Chief Financial Officer, Modis Navnirman Limited, said the unanimous approval reflects the trust placed in the company’s redevelopment approach, which prioritises clear communication, sensitivity to resident needs and long-term value creation.
The project adds further momentum to Modis Navnirman’s expanding redevelopment portfolio in Mumbai, particularly across established suburban markets such as Borivali West, and aligns with the company’s focus on transforming ageing housing societies into future-ready residential communities.
