India’s corporate real estate (CRE) sector is undergoing a significant transformation, driven by shifting work models, digital transformation, and a growing focus on sustainability. According to Cushman & Wakefield, India recorded a historic 12.4 million sq. ft. of flexible workspace leasing in 2024, up nearly 58% from the previous year. The country is also emerging as a global leader in green construction, with over 5,000 IGBC-certified buildings that deliver up to 20-30% reduction in energy costs and 30-50% reduction in water requirements.
Ashish Chitrode, Vice President of Facilities at Simpliwork Offices, notes that the Indian CRE sector is at an inflection point, where adaptability, sustainability, and technology will shape the future of the industry. “We’re not just seeing an evolution, we’re witnessing a redefinition of how businesses operate, grow, and thrive,” he says. Flexible workspaces are becoming a core component of long-term real estate strategy, with major corporates signing long-term contracts with flex operators.
The hybrid work revolution has accelerated post-pandemic, with companies moving toward the “Core + Flex” model, maintaining a central HQ while supporting satellite hubs and on-demand spaces for a distributed workforce. Technology is playing a critical enabling role in this shift, with AI-powered building management systems and IoT-enabled sensors improving energy efficiency by 15-20%.
Compliance and governance are also undergoing a significant overhaul, with evolving fire safety, ESG, and workplace health norms. Chitrode emphasizes the need for real-time regulatory tracking and embedded compliance frameworks. Sustainability is no longer optional, but foundational, with large CRE portfolios aggressively aligning with global carbon neutrality goals.
