House of Hiranandani has secured redevelopment rights for an approximately 3-acre plot in Borivali West, Mumbai, to develop a premium residential project with a Gross Development Value of approximately Rs 3000 crore. The scheme will deliver 380 homes for existing members and 850+ free-sale residences across roughly 7.6 lakh sq. ft. of saleable carpet area, deepening the developerโs footprint in Mumbaiโs western coastal corridor.
โAt House of Hiranandani, every project is an opportunity to raise the bar on design, quality, and the way communities live,โ said Harsh Hiranandani, Director. โRedevelopment goes beyond building real estate. It calls for trust, design integrity, and consistency of delivery.โ For architects and contractors, the project signals continued demand for large-format, amenity-led redevelopment in low-density pockets. For existing members, the promise is durable, spacious homes with modern amenities that upgrade everyday living standards.
Borivali West retains a low-density, green character, with a mangrove park classified as a Forest Reserve five minutes from the site. The key locational driver is the Mumbai Coastal Road. The northern extension runs through this corridor, and the proposed Versova-Bhayandar link will connect to the operational South Mumbai Coastal Road, cutting travel time between the western suburbs and the city core. Rail and Metro Lines 2A and 7 further support east-west and north-south movement, critical for project viability and end-user commute planning.
โThe Mumbai Metropolitan Region is at an inflection point. The pace at which infrastructure, connectivity, and urban aspiration are converging here is unprecedented,โ said Surendra Hiranandani, Chairman and MD. For real estate investors and consultants, the Rs 3000 crore GDV underscores how infrastructure is repricing western suburb land parcels. The project expands House of Hiranandaniโs presence in the corridor amid rising demand for branded, large-format residential development. The group has delivered 51+ million sq. ft. across Mumbai, Thane, Chennai, Bengaluru, and Hyderabad.
With 14.76 million sq. ft. of commercial development also in its portfolio, the group continues a mixed-use approach across cities. For Borivali West, the influx of 1,230+ units will add density to a green pocket while leveraging new transit links. Architects and planners will watch how design responds to the mangrove proximity, coastal road access, and rehab-resale mix typical of Mumbai redevelopment.
