Fine Acers, a branded luxury resort developer specialising in the sale-and-leaseback investment model, has expanded its footprint into North India with the opening of a new office in Gurugram, as the company eyes over โน100 crore in revenue from the Delhi-NCR market. The move comes just days after the company announced the launch of its London office, signalling an aggressive domestic and international expansion strategy.
Located at DLF Corporate Greens in Gurugram, the new office will serve as Fine Acers’ North India hub, enabling the company to engage more closely with investors seeking professionally managed hospitality-led real estate opportunities. The office was inaugurated by Rahool Macarius, Market Managing Director โ Eurasia, Wyndham Hotels & Resorts, underscoring the company’s continued collaboration with the global hospitality brand.
The expansion reflects the growing investor appetite for branded residences, managed holiday homes and income-generating hospitality assets, particularly in premium real estate markets such as Delhi-NCR. Industry experts note that buyers are increasingly looking beyond traditional residential investments towards professionally managed second homes that combine lifestyle benefits with recurring rental income.
Unlike conventional holiday home ownership, Fine Acers operates on a sale-and-leaseback model, allowing buyers to purchase branded resort residences and lease them back to a professional hospitality operator for end-to-end management. The model enables investors to earn rental returns while avoiding the operational challenges of maintaining a vacation property.
