In a radical departure from traditional real estate, design futurist Jimmy Mistry is positioning Della Townships as India’s answer to global disruptors like Airbnb and Uber—not by owning assets, but by owning the experience. The company, launched with the intent to redefine integrated living, is pioneering an asset-light model that combines luxury residences, resorts, recreation, advanced wellness, and destination retail within visionary branded communities.

Phase One: INR5,800 Crore GDV Goes Live
Della has aggressively moved to establish its footprint, pre-launching five integrated townships in the first phase of expansion (FY 2025-26) with a combined Gross Development Value (GDV) of INR 5,800 crore.
The rollout began in May 2025 with the launch of the Della Racecourse, Pune, quickly followed by major projects across Goa, Nagpur, and Raipur. These initial developments span 412 acres, showcasing the breadth of Della’s vision: from the 40-acre resort and private residences in Pune (INR 1,250 crore GDV) to the massive 275-acre Della Bor Reserve wildlife project in Nagpur (INR 1,800 crore GDV), and the Della Racecourse, Raipur, featuring an International Polo Club (INR 2,000 crore GDV). Master planning is underway, with groundbreaking targeted for Q1 2026.
The Next Wave: A INR12,260 Crore Expansion
The execution pipeline accelerates into the next two quarters with the pre-launch of six additional townships, adding a further INR 12,260 crore to the GDV pipeline. This expansion will significantly broaden Della’s reach, with developments covering 924 acres in strategic locations including Mumbai (Thane), Kasara, Igatpuri, Nagpur, Ahmedabad, and Ranthambore.
Key projects in this phase include the Della Golfcourse, Maal, Kasara (264 acres, INR 4,000 crore GDV) and the unique Della Wine Village, Igatpuri (200 acres, INR 2,300 crore GDV), bringing the combined GDV under active rollout to nearly INR 20,000 crore.
The Big Bet: Total GDV Hits INR22,610 Crore
The three-year vision culminates in Phase 3 (FY 2026-27), which includes four major townships—in Kolkata, Dapoli, Ahmedabad, and Amaravati—adding another INR 4,550 crore. This ambitious trajectory places Della Townships’ cumulative GDV across 1,756 acres at a remarkable INR 22,610 crore.
