Central Park Estates has unveiled Belanova, an ultra-luxury residential development within its 47-acre Central Park Resorts ecosystem, with a projected sales target of INR 1,500 crore across FY26 and FY27. The project carries an estimated revenue potential of INR 2,500–3,000 crore and has been developed with a total investment of INR 1,200 crore.
Belanova comprises 124 high-end residences with an average ticket size of around ₹25 crore, positioning it as a low-density vertical estate catering to the premium housing segment. The development is being funded through project finance and internal accruals, without institutional investor or private equity participation. The company has secured financial tie-ups and home loan approvals from leading banks including ICICI Bank, HDFC Bank, Canara Bank and Punjab National Bank.
As part of its phased monetisation strategy, Central Park expects to generate approximately ₹500 crore in FY26 through a private placement route, followed by an estimated ₹1,000 crore in FY27. The company indicated that around 25% of the inventory has already been sold, with revenue recognition and cash flows underway. Pricing is structured to rise by 7–10% after every 10 units sold, reinforcing a calibrated value appreciation model.
Scheduled for completion by July 31, 2026, the project’s formal market launch will coincide with the opening of Club Belanova in March–April 2026. A limited number of expressions of interest are currently being accepted.
Designed as a hospitality-led residential offering, Belanova integrates over 170 curated amenities and access to an extensive club ecosystem. The project features private lift lobbies, dual lifts per residence, 13-foot floor-to-floor heights, expansive balconies and design-led architectural detailing aimed at delivering privacy and exclusivity.
Strategically located adjacent to the elevated Sohna corridor with connectivity to NH-48, the development offers access to IGI Airport, Golf Course Road, Rajiv Chowk, Millennium City Centre Metro Station and key commercial hubs in Gurugram.
With Belanova, Central Park is strengthening its presence in the ultra-luxury housing segment, positioning the project as a flagship, hospitality-integrated residential landmark in the National Capital Region.
