Procter & Gamble and CBT Architects have unveiled a masterplan for the redevelopment of the Gillette factory complex in South Boston. The 31-acre site will feature 20 new buildings, totaling 5.7 million square feet of development, including 1,800 housing units, 3.5 million square feet of office and R&D space, a 250,000-square-foot hotel, and 200,000 square feet for retail and restaurant space.
The masterplan prioritizes connectivity, with new streets and pedestrian and cycling paths lining the waterfront. Nearly half of the site will be allocated for public use, including parks and waterfront access. The development team has incorporated wetlands to account for rising sea levels.
Kishore Varanasi, CBT senior principal, said, “The masterplan for Gillette’s longstanding industrial campus is designed to create a destination accessible to all on Fort Point Channel, on one of the most special waterfronts in Boston.”
The project has received support from Boston Mayor Michelle Wu, and the development team has filed a comprehensive Planned Development Area (PDA) Master Plan with the Boston Planning Department. Community input played a significant role in shaping the project’s priorities, with a focus on creating a vibrant, distinctive waterfront destination.
