Under Bhumi World’s Infra 4.0 initiative, the industrial suburb is being reimagined as a self-sustaining, mixed-use ecosystem combining logistics, commercial, and residential development.
Traditionally a logistics hub handling nearly 40% of India’s textile production, Bhiwandi’s redevelopment aims to create a city where people can live and work within the same ecosystem, reducing commutes and improving quality of life. The Infra 4.0 framework focuses on reusing established industrial land — or “brownfield” redevelopment — for greater efficiency and sustainability.
Located near major highways and the upcoming Mumbai–Nagpur Samruddhi Expressway, and soon to be connected by metro, Bhiwandi offers strong connectivity at lower costs, making it attractive for investors and businesses.
According to Bhumi World’s CMD Prakash Patel, the project seeks to balance industrial growth with human development, offering a blueprint for sustainable urbanization that could guide India’s next phase of city-building.
