Andhra Pradesh has reinforced its commitment to sustainable urban development and climate-resilient infrastructure, unveiling enhanced incentives for green buildings while outlining an ambitious roadmap towards a Net-Zero future at the second edition of the CII-IGBC Green Andhra Summit 2026.
Organised by the Indian Green Building Council under the aegis of the Confederation of Indian Industry (CII), the summit brought together policymakers, urban planners, developers, architects and sustainability experts to discuss strategies for accelerating green growth across the state.
One of Indiaโs Fastest-Growing Green Building Markets
According to IGBC data, Andhra Pradesh has emerged as one of Indiaโs fastest-growing green building states, with 638 registered projects covering 627.58 million sq ft. Of these, 300 projects spanning 479.60 million sq ft have already secured certification.
The portfolio includes projects across commercial, residential, industrial, logistics, transit infrastructure and Net-Zero segments, reflecting the growing integration of sustainability principles into the stateโs development agenda.
The hospitality sector is also becoming an active participant in the movement, with projects such as Best Western Plus Tejvivaan being recognised for achieving IGBC Green Existing Building Gold certification.
Enhanced Incentives for Green Development
A key announcement at the summit was the Andhra Pradesh government’s decision to introduce additional discounts on development charges for IGBC-certified projects.
Under the revised framework:
- Silver-rated projects will receive a 5% discount on development charges.
- Gold-rated projects will receive a 10% discount.
- Platinum-rated projects will receive a 15% discount.
These benefits will be provided in addition to existing reductions in impact and AP RERA fees, which currently range between 10% and 20% depending on certification levels.
The incentives will be available at the building approval stage through pre-certification, with final certification required before occupancy.
Sustainability at the Core of Swarna Andhra 2047
In a video address, Andhra Pradesh Municipal Administration and Urban Development Minister Dr. Ponguru Narayana said sustainability would remain central to the state’s long-term growth vision.
โAndhra Pradesh is building a development model where economic growth and environmental stewardship go hand in hand. As we pursue the vision of Swarna Andhra 2047, every new city, township, public and private infrastructure project must embed sustainability as a fundamental principle from planning through operations,โ he said.
He added that Amaravati is being developed as a future-ready green capital focused on climate resilience, resource efficiency and smart urban planning.
Amaravatiโs Green Ambitions
The summit also celebrated Amaravati receiving the IGBC Green Cities Platinum Certification (By Design), further strengthening its positioning as a model for sustainable urban development.
Vijay Rama Raju V., IAS, Commissioner of APCRDA, said the capital city presents a unique opportunity to build sustainability into urban development from the ground up.
โThrough integrated planning, Net Zero buildings, renewable energy, smart infrastructure and resilient urban design, we are creating a city prepared for future generations,โ he said.
The summit also recognised the APCRDA Project Office as the first government building in Amaravati to achieve IGBC Net Zero Energy Certification (By Design).
Hospitality and Real Estate Implications
For the hospitality industry, the state’s growing focus on sustainable infrastructure presents opportunities as investors, developers and hotel brands increasingly align with ESG goals and environmentally responsible operations.
Green certifications are becoming a key differentiator for hotel projects, helping operators reduce energy costs, improve resource efficiency and appeal to environmentally conscious travellers and corporate clients.
As tourism infrastructure expands across Andhra Pradesh, sustainability credentials are also expected to play a greater role in attracting hospitality investments, particularly in emerging destinations and mixed-use developments.
Indiaโs Growing Green Footprint
Speaking at the summit, C. Shekar Reddy, National Chairman, IGBC, noted that 17 state governments now offer incentives for IGBC-certified projects.
He said India currently has over 20,000 registered green building projects covering more than 16.3 billion sq ft, making it the second-largest green building footprint globally.
The summit concluded with the registration of more than 40 new projects covering over one crore sq ft under the IGBC Green Crusaders initiative, further expanding Andhra Pradeshโs green building pipeline.
With stronger policy support, increasing private-sector participation and a growing focus on Net-Zero development, Andhra Pradesh is positioning itself as a leading destination for sustainable real estate, infrastructure and hospitality investments in India.
