As land availability tightens across Gurugram’s established commercial corridors, Aura World has unveiled Aura Vantage, a mixed-use commercial development on Sohna Road that aims to capitalise on sustained demand for organised retail and office spaces in one of the NCR’s most mature micro-markets.
Located in Sector 48, the two-acre project will integrate retail and office components within a single development, with retail spaces planned from the ground floor to the fourth floor and office spaces spanning the fifth to the eleventh floors.
According to the company, the project involves an estimated construction investment of ₹125 crore and is expected to generate a topline of approximately ₹527 crore. Commercial units are being offered from ₹50 lakh onwards.
Riding Gurugram’s Commercial Growth Story
The launch comes amid continued momentum in India’s commercial real estate market. Industry data from Colliers indicates that Grade A office leasing in India reached a record 71.5 million sq ft in 2025, with Delhi-NCR remaining among the country’s most active office markets.
The growth of Global Capability Centres (GCCs), expanding corporate occupier demand and a large residential catchment have collectively strengthened demand for integrated commercial developments across Gurugram.
Industry experts note that commercial projects today are increasingly evaluated on their ability to combine office, retail and lifestyle offerings within a single ecosystem, enabling sustained footfall throughout the day.
Integrated Retail and Office Strategy
Aura Vantage has been designed around this evolving occupier preference. Retail spaces occupy the lower floors to maximise visibility and customer access, while offices above are expected to create a regular weekday user base that supports retail activity.
The integrated approach reflects a broader shift in commercial real estate planning, where developers seek to create self-sustaining mixed-use environments rather than standalone retail or office assets.
“Sohna Road has evolved into one of Gurugram’s most established commercial corridors, and the availability of sizeable land parcels for organised developments is now extremely limited,” said Shyamrup Roy Choudhury, Founder and Managing Director of Aura World.
“With Aura Vantage, our focus is on creating a future-ready commercial address that integrates retail and office spaces within a strong residential and corporate catchment. We believe projects in mature, supply-constrained micro-markets are increasingly being evaluated for their long-term relevance, occupier demand and ability to remain active throughout the day,” he added.
Location Advantage
The development benefits from connectivity to key business and residential corridors, including Golf Course Extension Road, Southern Peripheral Road and NH-48.
Real estate consultants note that accessibility has become a critical factor for both occupiers and investors as Gurugram’s commercial activity continues to expand across multiple micro-markets.
The project is also entering a market where large-scale commercial land parcels are becoming increasingly scarce. Much of Sohna Road’s development potential has already been absorbed over the past two decades through residential, commercial and social infrastructure projects.
Implications for Hospitality and Retail
For the hospitality sector, mixed-use developments such as Aura Vantage can contribute to increased demand for food and beverage outlets, quick-service restaurants, cafés and business-support services. The presence of office occupiers and organised retail within a single ecosystem often creates opportunities for hospitality operators seeking high-footfall locations.
The project also reflects the broader evolution of commercial real estate in NCR, where investors are increasingly prioritising mature, supply-constrained markets that offer long-term occupancy potential and stable demand drivers.
As Gurugram’s commercial landscape continues to mature, developments like Aura Vantage highlight a growing emphasis on integrated planning, mixed-use functionality and location scarcity as key determinants of future asset value and occupier interest.
