IBM India is expanding its presence in Bengaluru with a new lease of 1,61,884 square feet at Embassy Golflinks Business Park – Pine Valley. This move reinforces Bengaluru’s position as a top commercial hub and highlights the continued demand for Grade A office spaces.
The lease, registered on September 23, 2025, has a five-year tenure and entails a monthly rental of ₹2.43 crore, translating to a total rental outgo of nearly ₹14.57 crore. The effective rental stands at ₹150 per square foot, aligning with prevailing rates for Grade A office assets in established micro-markets of the city.
IBM’s leased premises span multiple floors, including Units 3 and 4 on the third floor and Units 1 and 2 on the fourth floor, along with 216 car parking slots. The lease includes a 36-month lock-in period, offering stability to both landlord and tenant.¹ ² ³
This expansion underscores IBM’s long-term commitment to Bengaluru as a key operational hub, leveraging the city’s deep talent pool, mature tech ecosystem, and strong presence of global enterprises.
