Indirapuram, Ghaziabad, has witnessed a significant surge in property prices, with an average growth of 73% between FY 2021 and FY 2025. This growth is attributed to transport-led development, particularly the impact of the DelhiโMeerut Expressway and the RRTS corridor, which has enhanced connectivity and convenience. The locality has outperformed other prominent areas in the city, with transaction volumes ranging between 3,500 to 4,000 units annually, nearly three times the pre-pandemic average.
The average residential prices in Indirapuram rose by 73% between FY 2021 and FY 2025, sharply outpacing the city-wide growth rate of 38% over the same period. In FY 2025 alone, prices in Indirapuram rose by 19%, compared to a 9% increase across the broader Ghaziabad market.
Ravi Nirwal, Sales Director, Principal Partner, Square Yards, said, “What weโre seeing in Ghaziabad is a textbook case of how infrastructure can reshape residential real estate dynamics. The DelhiโMeerut Expressway and RRTS nearing full operational status have significantly boosted buyer confidence.”
Vikas Bhasin, MD of Saya Group, added, “In recent years, significant investments by government in roads, metro connectivity, and civic amenities have transformed Indirapuram from a suburban stretch into a high-demand urban neighborhood.
