Property Push: Data Center Real Estate to Hit $22 Billion by 2030
India’s data center real estate market is projected to more than double to United States Dollar 22 billion, around Rupees 2 lakh crore, by 2030, up from United States Dollar 10 billion in 2025, according to property consultant Vestian on April 16, 2026. A major real estate player, not Adani or Ambani, is building India’s largest 3 gigawatt data center park as metros lead capacity expansion. Vestian states that the sector attracted about 13 to 15 billion United States Dollars in investments between 2020 and 2024, of which 80 percent came from foreign investors. The report further stated that the data center investment pipeline also remains robust at United States Dollar 60 to 70 billion, about Rupees 6.5 lakh crore. Hyperscalers drive a significant portion of this investment. Not just India, but the global data center market capacity is also expected to more than double to 100 gigawatt by 2030, up from 40 to 50 gigawatt currently. The data center sector in India is expected to benefit massively from the recent tax break.
The budget 2026 introduced a tax holiday until 2047 for foreign cloud service providers using Indian data centers, safe harbor provisions, and other incentives.
