Housing sales in India’s top nine cities have declined for the tenth consecutive quarter, with a 4% year-over-year drop in Q3 2025, totaling 1,00,370 units. New launches remained flat at 92,229 units, a 10% fall compared to the previous quarter. The decline was primarily led by Maharashtra markets, including Mumbai, Navi Mumbai, Thane, and Pune, which contracted between 6% and 28% year-over-year.
In contrast, Bengaluru posted a 21% rise in sales at 16,840 units, Chennai rose 16% to 5,406 units, and Kolkata surged 25% to 4,732 units. Delhi-NCR and Hyderabad also witnessed modest year-over-year gains of 4% each. On a sequential basis, sales dipped marginally by 1% across the nine cities, with Delhi-NCR witnessing the steepest fall of 24% and Thane recording an 11% decline.
New housing supply across top cities stayed flat, with Bengaluru accounting for nearly one-fifth of new launches, despite a 10% decline. Chennai, Navi Mumbai, Pune, and Kolkata registered increases, while Hyderabad, Mumbai, Thane, and Delhi-NCR posted declines. According to Samir Jasuja, founder and CEO of PropEquity, the festive season is expected to boost demand, supporting stronger launches and absorption levels in the coming quarter.
