Zaha Hadid Architects has received the foundation permit for The Delmore Residences in Surfside, Florida. This permit allows piling construction to begin after completing deep-soil mixing (DSM) projects, which aim to stabilize the soil and create a watertight perimeter. DSM eliminates vibration and water table effects associated with traditional pile driving, ensuring the long-term structural integrity of coastal constructions. Keller North America, the world’s largest geotechnical contractor, has completed over 30% of The Delmore’s DSM works.
The Delmore’s design is influenced by its surroundings, incorporating elements of Miami’s tropical monsoon climate and Subtropical Modernism. The complex is divided into two halves with a central “canyon” that allows natural light to flood the living areas of each apartment. Expansive terraces on the external facades extend the living areas of every residence outdoors, giving breathtaking views of Biscayne Bay and the ocean.
The building’s expressive facade is informed by the renowned mid-century Subtropical Modernism of the region’s Miami Modern (MiMo) architectural genre. The sculpted ‘fins’ of the Delmore’s inner facades generate a distinctive rhythm within the central canyon, bringing natural light deep into the living spaces of each apartment. The fins’ geometries have been crafted to ensure privacy and focus views towards the ocean or city skyline.

The Delmore Residences is DAMAC International’s first project in the United States, joining their celebrated developments in London, Toronto, and the Maldives. The development’s design emphasizes spaciousness and privacy, with each of the building’s floors containing no more than four residences. Residents will enjoy uninterrupted views of the Atlantic Ocean, Biscayne Bay, and Miami’s iconic skyline.
