Zaha Hadid Architects has unveiled its design for Cityzen Tower, a 42-storey mixed-use development in Tbilisi, Georgia. Located in the Saburtalo district, the tower will feature residential apartments, commercial spaces, and leisure areas.
The development sits on the site of the former Soviet military headquarters and is part of a growing district with university, commercial, and residential buildings. The design is informed by Tbilisi’s natural landscape, with cascading landscaped terraces extending towards the adjacent 36-hectare Central Park.
The building transitions from larger commercial floor plates at the base to a more compact residential plan above. External louvres reduce solar gain in summer and increase solar exposure in winter. The 57,000m² development aims to achieve LEED (Leadership in Energy and Environmental Design) Gold certification.
Cityzen Tower incorporates sustainable features, including rainwater collection and reuse through an on-site reservoir, and landscaping with native plant species. The project is scheduled for completion in 2028.
