Flexible workspace operator 315Work Avenue has leased approximately 45,000 sq ft of managed office space at Bhartiya City, Thanisandra, strengthening its footprint in North Bengaluru amid rising demand from enterprises, Global Capability Centres (GCCs), technology firms and high-growth startups.
The transaction, facilitated by Colliers India, comes as flexible workspaces continue to gain traction among corporates seeking scalable, asset-light real estate solutions. Located near key business hubs such as Manyata Tech Park and Kempegowda International Airport, Bhartiya City has emerged as a preferred commercial destination due to its connectivity and integrated social infrastructure.
The new centre will offer enterprise-grade managed office solutions, modern workplace infrastructure and technology-enabled services aimed at supporting business expansion and enhancing employee experience.
Commenting on the expansion, Manas Mehrotra, Founder, 315Work Avenue, said the move aligns with the companyโs strategy of growing in high-potential micro-markets. โThe flexible workspace sector is rapidly evolving into a mainstream commercial real estate asset class. 315Work Avenue currently manages nearly 4 million sq ft of workspace across 55 locations in Bengaluru, Chennai, Hyderabad, Mumbai and Pune, comprising around 80,000 seats. The company is pursuing both organic and inorganic growth opportunities as it looks to enter new markets while deepening its presence in existing cities.
The expansion comes against the backdrop of strong growth in Indiaโs flexible workspace sector. According to industry estimates, the countryโs flex-space inventory has crossed 100 million sq ft, driven largely by enterprise occupiers and GCCs. Credit rating agency CRISIL projects sector capacity to increase to 140โ145 million sq ft by FY28.
The latest lease underscores the growing role of managed workspaces in Indiaโs office market, as occupiers increasingly view flexible real estate solutions as a long-term component of workplace strategy rather than a temporary alternative.
