Rajasthan-based commercial and residential real estate brand, Mangalam Group has a unique expansion strategy of tapping mixed-use buildings catering to diverse range of consumers. Amrita Gupta, Director, Mangalam Group and President, CREDAI (Confederation of Real Estate Developers Association of India) explains her innovative approach in creating a strong foothold in the industry with minimal risk, in an interview with Tejaswini Paranjape.
How was your journey in creating a strong presence in the commercial space?
The journey of establishing a robust presence in the commercial real estate sector has been exceptionally rewarding. At Manglam, we have strategically opted not to heavily engage in the mall culture and commercial spaces. Instead, we focus on mixed-use buildings that blend corporate offices and residential spaces with select shopping brands. This approach not only minimizes risk but also promotes sustainability, ensuring that our developments meet a diverse range of consumer needs and stand the test of time.
Please let us know more details of ‘ Manglam Resort’, Saville Hospital and Fun Kingdom Amusement Park.
In line with our vision for diversification, Manglam Group has recently expanded into several exciting new ventures. Over the last two years, we have launched the Fun Kingdom Amusement Park and the Saville Hospital and Research Centre, and this year, we introduced the Manglam Resort. Partnering with Westin, the resort is located on the Jaipur-Delhi highway and is designed as a premier cultural wedding destination, offering expansive venues ideal for Indian weddings and MICE (Meetings,
Incentives, Conferences, and Exhibitions).
What were the challenges faced and how are the above verticals contributing to the overall growth of’ Manglam Group’?
Venturing into new industries always presents significant challenges, particularly due to the learning curve and the extensive research and development required. Despite these hurdles, the dedication to innovate and adapt has been crucial for the growth of Manglam Group. Our foray into amusement parks, healthcare, and hospitality not only diversifies our portfolio but significantly contributes to the Group’s growth, enhancing our brand, reducing our dependence on real estate and broadening our market impact.
Please let us know if there were any collaborations in these projects. How did that work?
For the Fun Kingdom Amusement Park, we embraced collaboration, which proved to be a fruitful strategy, bringing together a team of enthusiastic partners. However, the Saville Hospital and Manglam Resort projects were developed without external collaborations, relying only on our in-house capabilities. The team at Manglam Group is driven by a shared commitment to learning and innovation and has been able to deliver world-class projects.
What is your USP? Are you looking at targeting markets besides Rajashthan and Goa? Which are those?
Manglam Group’s unique selling proposition lies in its innovative approach to mixed-use developments and commitment to sustainability with minimal risk. While our primary focus has been in Rajasthan and Goa, we are actively exploring opportunities to expand into other cities such as Mumbai and Chandigarh. Additionally, we are considering expanding to international markets, details of which are under strategic review.
Your future plans of expansion?
Our expansion plans are vividly reflected in our recent projects and ongoing initiatives. With each venture into new sectors and geographic areas, Manglam Group continues to build on our foundation of innovation, sustainability, and comprehensive market understanding, aiming to strengthen our presence both nationally and internationally.
