Shriram Properties Limited (SPL), a leading residential real estate developer focused on the mid-market and mid-premium segments, has entered into a Joint Development Agreement for approximately seven acres of land in Yelahanka, North Bengaluru. The site is part of a larger 15-acre parcel, and the company plans to develop a premium row housing project with an estimated gross development value of about ₹600 crore as per a press release.
Strategically located in one of North Bengaluru’s most sought-after micro-markets, the project aims to provide an exclusive row house living experience that combines modern architecture with sustainable and nature-inspired design. The development will be situated beside the upcoming Madappanahalli Biodiversity Park, also known as “Mini Lalbagh.” Spanning 154 acres, the park is being transformed from eucalyptus plantations into a biodiversity hub featuring themed gardens, an aviary, a nature park, and a medicinal plant zone. The project will overlook this expansive green area, offering residents a balance of urban convenience and ecological tranquility.
The launch is scheduled for the next fiscal year and is expected to become a key addition to SPL’s Bengaluru portfolio. The project reinforces the company’s asset-light growth strategy, emphasizing partnerships and efficient capital deployment in high-potential urban locations. It also aligns with SPL’s broader goal of creating community-centric and environmentally sustainable developments.
